1. Who these terms apply to

These Terms of Service ("Terms") govern access to and use of StayOS, a WhatsApp-native PG and hostel operations platform operated by Autobot360 Technologies ("Autobot360", "we", "us"). By creating a StayOS workspace, you ("Owner", "you") agree to these Terms on behalf of yourself and the property or organization you represent.

2. The service

StayOS provides bed and room inventory management, rent collection via UPI links sent over WhatsApp, tenant KYC and identity verification (including via third-party providers such as Didit and DigiLocker), lease agreement generation and e-signature, maintenance ticketing, visitor logging, and an AI assistant for resident queries. StayOS is a software tool for property operators — it does not itself act as a landlord, collect rent as a party to any lease, or provide legal or tax advice.

3. Your account and responsibilities

• You are responsible for the accuracy of property, tenant, and financial data you enter or import into StayOS.
• You are responsible for obtaining valid consent from residents before collecting their identity documents, KYC data, or WhatsApp communications through the platform.
• You must keep your login credentials confidential and notify us promptly of any unauthorized access.
• You will not use StayOS to send unsolicited messages, harass residents, or violate WhatsApp's Business Messaging Policy.

4. Identity verification (KYC)

StayOS lets you collect tenant identity documents via OCR-based capture and, where enabled, via DigiLocker — the Government of India's digital document platform, accessed only with the resident's or owner's explicit consent through DigiLocker's own OAuth consent screen. Autobot360 never sees a resident's DigiLocker password or Aadhaar credentials; we only receive the identity fields (name, date of birth, gender) and documents that the resident or owner chooses to share. Owners are responsible for using this data solely for lawful tenancy verification purposes.

5. Payments

Rent and deposit payments processed through StayOS are handled by our payment partner (Razorpay) directly between the resident and the property. Autobot360 does not hold tenant funds. Subscription fees for StayOS itself are billed separately per the plan you select at signup and are non-refundable except where required by law.

6. Plans and billing

StayOS is offered on flat monthly plans (Starter, Growth, Scale) as described on our pricing page. Plans may be upgraded, downgraded, or cancelled at any time from your workspace settings; changes take effect at the start of the next billing cycle. We may update pricing with at least 30 days' notice to active subscribers.

7. Data and privacy

Our collection and handling of personal data, including resident KYC data, is described in our Privacy Policy, which forms part of these Terms.

8. Service availability

We aim for high availability but StayOS is provided "as is" without warranty of uninterrupted or error-free operation. Scheduled maintenance and third-party outages (WhatsApp Cloud API, payment gateways, DigiLocker) are outside our direct control. Scale-plan subscribers receive the SLA terms specified on the pricing page.

9. Termination

You may close your workspace at any time. We may suspend or terminate access for material breach of these Terms, non-payment, or misuse of resident data. On termination, we retain exported data only as long as required for legal and audit purposes, then delete it per our retention schedule.

10. Limitation of liability

To the extent permitted by law, Autobot360's aggregate liability arising from use of StayOS is limited to the subscription fees paid in the 12 months preceding the claim. We are not liable for indirect, incidental, or consequential damages, including disputes between owners and residents.

11. Governing law

These Terms are governed by the laws of India. Disputes are subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka.
